I've spent most of my career designing for developers: hundreds of homes at a time, with someone else's margin as the brief. Meridia exists so that the same rigour goes into one plot, for the person who's going to live in it. You'll deal with me, not an account manager.
Many of our clients live in the UK, Europe or the GCC. We run the whole design stage over video, share 3D walkthroughs at every milestone, and handle authority submissions locally. Payments follow the stages, so you only pay for work you have approved.
Meridia is a design studio. Our architects produce the full design and drawing set; authority submissions are made through licensed engineering consultancy partners registered with Dubai Municipality, Trakhees and DDA. The partner's fee is included in your proposal.
A fixed fee per stage: concept, permit drawings, construction drawings. For larger developments we can quote as a percentage of construction cost. You see the full number before we start and no stage begins until the previous one is approved.
We design, obtain approvals and run the contractor tender. Construction is carried out by vetted contractors we introduce you to, or your own. We can provide site supervision through our partners.
Concept in 3–4 weeks, permit set in a further 6–8 weeks depending on the authority and community NOC. We give you a dated programme in the proposal.
